Karori St John's Church site redevelopment

This development will invigorate the Karori Town Centre with a mix of new housing and commercial spaces.

December 2024 – new development partner

Following a competitive tender process, Stratum Management (Stratum) has been selected as development partner for the Central Karori site at the corner of Karori Road and Campbell Street.

Stratum’s proposal will see 20 attractive new homes and 2-3 commercial units help to revitalise this entry point to the Karori Town Centre and add to the city’s housing supply.

The homes will be eight two-level apartments above the commercial units and 12 two and three-level townhouses at the rear of the site, with private access, gardens, and parking.

Stratum will offer grants of $10,000 to qualifying first home buyers wanting to purchase one of the apartments or houses in the development. 

Construction is expected to start mid-2025, following the issue of resource and building consents. Construction is estimated to be complete by mid-2026.

Background to the development

This site was purchased by the Council in 2000 as part of the Karori Town Centre redevelopment project. We then purchased an adjoining property (6 Campbell Street) in 2017 to make the development offer more attractive and consulted with residents on how they wanted the space to be used. A commercial development at least on the ground floor was decided on as the best way to invigorate the area.
